Privacy, IDX use & DMCA notice

How inquiry information and MLS listing data are used, plus the notices required before public launch.

Privacy and inquiry data

When you submit an inquiry, the site may collect your name, email address, phone number, preferred contact method, message, consent choice, listing context, referral URL, and campaign attribution. This information is used to respond to your real estate inquiry, prevent abuse, maintain delivery records, and support direct follow-up from Karen and Pat through connected systems such as Airtable and Make.com. Your inquiry goes directly to Karen and Pat for personal follow-up. Your information is not sold or shared with outside soliciting companies or other agents. Do not submit sensitive financial, government-identifier, or account-password information through a public lead form.

IDX data and consumer use

IDX information is provided exclusively for consumers’ personal, noncommercial use and may not be used for any purpose other than to identify prospective properties consumers may be interested in purchasing. MLS data is obtained from various sources, may not have been verified by broker or MLS GRID, and is deemed reliable but is not guaranteed by MLS GRID. All property information should be independently reviewed and verified for accuracy.

Anti-scraping notice

Any automated scraping, harvesting, bulk extraction, republication, redistribution, or use or search of listing data other than by a consumer looking to purchase real estate is prohibited. Suspected scraping may be investigated and reported to MLS GRID or the applicable MLS.

Fair housing

Middle Tennessee Realty supports the principles of the Fair Housing Act and Equal Housing Opportunity. Housing inquiries and services should be provided without discrimination based on race, color, national origin, religion, sex, familial status, disability, or other characteristics protected by applicable law.

Technology service provider

DGAI Solutions develops and manages this technology platform as a service provider. DGAI Solutions does not provide real estate brokerage services. Karen and Pat remain the customer’s real-estate contacts, and technology management does not change our commitment that customer information is not sold or shared with outside soliciting companies or other agents.

The DMCA requires that your notice of alleged copyright infringement include the following information: (1) description of the copyrighted work that is the subject of claimed infringement; (2) description of the alleged infringing content and information sufficient to permit us to locate the content; (3) contact information for you, including your address, telephone number and email address; (4) a statement by you that you have a good faith belief that the content in the manner complained of is not authorized by the copyright owner, or its agent, or by the operation of any law; (5) a statement by you, signed under penalty of perjury, that the information in the notification is accurate and that you have the authority to enforce the copyrights that are claimed to be infringed; and (6) a physical or electronic signature of the copyright owner or a person authorized to act on the copyright owner’s behalf. Failure to include all of the above information may result in the delay of the processing of your complaint.

The brokerage name, office address, and both agent license numbers above have been verified against current Realty ONE Group sources. The production privacy owner/controller identity, retention policy, consumer-request contact, designated DMCA agent email, and approved MLS source-logo assets still require owner or brokerage confirmation.
